How does it work? 1) Add the extension to Chrome, click the puzzle icon and pin the extension(or it won't show!) 2) Right click and click options and enter your pre-defined values for variables such as vacancy, capex/repairs, property management. interest rate, loan term etc. 3) Go to Zillow and find a listing that you like and click the extension icon. 4) Extension will extract the values from the listing like purchase price, rent, property taxes and show you the cash on cash return. You can change the sliders to find the right offer price. 5) If you like the numbers, you can add the property to your funnel, by copying the values and pasting them in an excel. What problem are we solving? I had filters setup on Zillow, Redfin and Realtor to notify me of any new listing in my market. I would get tens of emails everyday and then I would use my excel calculator to analyze them, which was a tedious process of going back and forth and pasting values from the listing to excel model. On average I spent hours every week doing this. Now I spend 5 minutes a day and its so much more fun.
